Here is case of a $132,000 month. Done in 2005, before there ever existed zillow,  facebook, landwatch and before texting was a thing.

 

I spent $16,800 to make $132,000 and in 30 days, and I did not know any of the buyers and I had the buyers pay me directly, there was no title company.

 

This is done by having the right knowledge and skill set, this is why I can get people do business on my terms.  Nobody taught me this, I invented it.

Total profit was $132,000 in 30 days. I spent $16,800 total

There was no title company used when I purchased or when I sold, every buyer was a stranger and paid me directly by cashiers checks.

I say this , so you can understand that the title was clear on all properties, and that buyers paying you directly is much faster. This is why I have six figure months.

Title Companies are middleman that are not needed, they are needed only if you lack knowledge and understanding and skill.
